Discover the coverage and benefits of Second Home Insurance
Insurance for second home and seasonal cottage owners covers your property as well as civil liability. Get recommendations for protecting your assets against fire, theft, and vandalism.
You are a CAA-Quebec member? Enjoy exclusive or enhanced coverage with the No-Stress Policy®.
Basic coverage
Up to $1,000,000 – Your civil liability (also known as third-party liability) covers expenses arising from injuries or property damage inadvertently caused to third parties.
How is this useful, in practice? Say your dog attacks a neighbour, your child vandalizes school property, or someone is hurt on your property because of negligence on your part. You could be sued, and if found guilty, you would have to pay damages. In such a case, your civil liability insurance would be very useful for settling those costs.
Exclusivity of the No-Stress Police®: As a CAA-Quebec member, you’re automatically covered for up to $2,000,000 at no extra cost.
The amount required to rebuild your dwelling must range between $100,000 and $1,000,000. In the event of a claim, your “all perils” policy guarantees compensation equivalent to the replacement value of the building.
Exclusivity of the No-Stress Police®: If you are 50 years of age or older, you are under no obligation to rebuild your home.
If you’re the victim of theft, vandalism or fire, your Home Insurance provides compensation according to the calculation method and coverage amount specified in your contract (conditions apply).
Exclusivity of the No-Stress Policy®: No obligation to replace your property in the event of fire, theft, or vandalism. In addition, there are no limitations on the amount of insurance coverage provided for the property of students living outside the family residence.
Damage caused by a sanitary installation is covered. A toilet, for example.
Your home is affected by a disaster that prevents you from staying there for some time? You’ll receive a lump-sum payment for accommodation and living expenses.
Additional coverage and options
You must add an extra protection to cover certain types of damage caused by water (which are not automatically insured). The following coverage can complement your insurance:
Water damage – Groundwater and sewer backup
Water damage – Above-ground water
Water inlet damage
This additional protection for pools and spas covers:
A pool and/or spa located outside the home
Pool/spa maintenance equipment
A platform or deck attached to the pool/spa but not attached to the home
“All perils” Home Insurance covers damage caused by fire following an earthquake.
However, if you wish to cover your home and property against direct earthquake damage, including a landslide or rockfall triggered by an earthquake, you must add this coverage to your policy.
This additional protection covers your property and decontamination in the event of a fuel-oil leak. It also covers your civil liability for damage caused to third parties, for instance if fuel oil leaks onto your neighbour’s yard. You should consider adding this coverage if you use an oil-fired heating system.
Does the value of your assets exceed your policy limits? You may need to upgrade your specific coverage to protect them accordingly. Are you a wine aficionado, or do you own valuable sports equipment or collections? Discuss it with our agents and they’ll be happy to advise you.

Answers to your questions
The first step is to contact your advisor. If you are not satisfied with the information they provide, you can write to us. For more details, including contact information, please refer to our Complaint Handling and Dispute Resolution Policy.
Everyone has access to the insurance products we offer on our website. You are warmly welcomed to request a quote for any of them that are of interest to you.
Naturally, we provide special benefits for CAA-Quebec members, such as discounts on various insurance premiums as well as preferential rates. Becoming a member to take advantage of these benefits could prove worthwhile for you. Feel free to discuss it with one of our advisors.
The insurance company first determines the risk you represent. Several factors are involved in this calculation:
Region and neighbourhood where you live (frequent burglaries in the area, remote countryside, densely populated area, etc.)
Proximity of a fire hydrant and a fire station
Type of building (date of construction, cladding, size, cost to rebuild, etc.)
Heating system(s)
Quality of the electrical system (recent wiring or not)
Age of piping and roofing
etc.
You could pay less if your home is equipped with a central alarm system, if you don’t smoke, if your house is free and clear of all mortgages, if you have no prior claims or if you’ve been with your insurer for a long time.
Another way to lower your premium is by paying a higher deductible (your share of the claim). But be careful: make sure you can afford to such an amount in case of an unexpected event.
Ideally, yes, you should take an inventory of your property. Following a fire or burglary, when you would inevitably be stressed, would you be able to remember all the details about your home? Would you remember the cost of each item? By taking an inventory of your property now, you’ll avoid hassles later. Once the claim file is closed, it’s difficult to obtain compensation for items you forgot to mention.
In addition, an inventory is a good way to determine the coverage you need. To take it, list the items in each room along with the date of purchase, brand, model and approximate price, if possible. Attach your invoices, receipts, warranty certificates and user guides to your list: they may serve as proof of ownership. Also, take pictures or videos of all your valuables. Keep all this information in a safe place, such as in a fire-resistant safe or a safety deposit box at the bank, or keep a copy online.
Lastly, don’t forget to update your list when necessary.
